Historic St. Michaels - On The Water
BRIEF HISTORY: Circa 1774-1775, James Braddock created the first site plan for the town of St. Michaels called “Braddock’s Square.” The square consisted of 36 lots around a central square now known as “St. Mary’s Square.” Four streets, Chestnut, Water, Mulberry and Market, bordered the square and surrounding lots. This property, although not included in the 1775 plan, was established by 1806, where it appears on a survey plat of that date. The original lot was rectangular. In the 1990’s the lot line was revised to provide water access for the house located at 215 E. Chestnut Street, thereby changing the configuration of the lot commonly known as 415 Water St. The “Sarah A. Lambdin” house, as this property is referenced in various histories of St. Michaels, was inherited by Mrs. Lambdin from her husband following his death in 1878. Records indicate that the house was built in two stages during the 1800’s. The earliest two–bay section dates from c. 1810, which is a two over two room modest frame dwelling, typical of that era. The three bay addition, built around 1850, again reflects the “two over two” room construction. The c. 1850 addition is a standard design in St. Michaels with a side hall/parlor plan and was attached to the original 1810 structure. This information was gleaned from former owners and the “then” 92 year old neighbor, Rachel Marsh, who was born in 412 Water Street. Sarah Lambdin was known as “Molly” or “Old Miss Molly” by the neighborhood children. SPECIAL FEATURES: The scale and fenestration of the late 19th century dwelling remains intact. Other original features that have bee preserved include: 6” German lap siding, two panel wood louvered shutters, front door (made on Tilghman Island) with sidelights and two light transom, tongue and groove pine flooring, pine plank flooring in the oldest section, dining room chimney, six over six sash windows—many with original glass, mortise and tenon four panel interior wood doors, porcelain door knobs and metal locks, hand fitted interlocking beams and joists in the office ceiling and original newel post and balustrade. The original exterior wall of the c. 1850 addition is still evident inside the home where the windows have been preserved between the dining room and living room on the first floor and in the hall on the second floor. Although modern amenities have been added, the integrity and innate beauty of the original dwelling remain intact. Open the door and take a walk through almost 200 years of history! MODERNIZATIONS and UPGRADES: In 1994, a prior owner expanded the waterside of the house to include what is now the kitchen. Extensive renovations were undertaken in 2005 that included the following: kitchen was completely remodeled and updated with new cabinetry, granite counters, and stainless steel appliances. A porch was enclosed to create the living area with gas fireplace and built-in bookcases off of the kitchen, re-milled old barn siding was used for flooring in the kitchen and living area. Marvin, true divided light windows and French doors were installed in the addition. The entire area was insulated and new drywall installed, recessed and under counter lighting added. The first floor powder room has been completely updated with granite countertop and built-in shelving. The laundry/mud room area has also undergone a facelift with the addition of Whirlpool “Duette” washer and dryer, storage cabinets and built in benches. Upstairs, the waterside master bath was redone with a whirlpool tub, tumbled stone shower and new Marvin windows and doors. The upstairs deck was finished with Trex brand decking as was the waterside porch on the lower level. A wood pergola, front porch benches, brick driveway and sidewalk, fencing and extensive professional landscaping complete the exterior improvements. The foundation and joists in the older portion of the home were reconstructed in the 1990’s. The present owners added insulation in the crawl space. The home is equipped with a security system. PIER and WATERFRONT: Fronting on the St. Michaels Harbor off the Miles River, the private pier, equipped with water and electric service, is a combination of a fixed walkway to a floating dock with two slips, each accommodating a boat 45+ ft. The approximate water depth at the pier is 51/2 ft. mlw (to be verified by buyer). The shoreline, lined by native grasses, is stable. ROOM SIZES First Floor:
